Method
- Site area from parcels/KML or declared hectares.
- Country benchmark bands for agricultural and solar-lease values; jurisdiction transaction-cost packs applied.
- Development pressure from mapped construction and permit activity within the chosen radius; zoning read at the point where a live cadastre/plan adapter exists.
Data sources
- National land-value statistics and solar lease surveys (dated per band)
- Permit portals and mapped construction (radius-scoped)
- FR-GPU / PL-MPZP zoning adapters where live
Limitations
- Bands are market context — a certified appraisal is the decision document (RFI template included).
- Zoning coverage varies by country; absence of data is shown as absence, never as permission.
- Screening result with labelled assumptions — not a bankable study, an engineering design, or investment advice.
- Site-specific facts the owner has not provided are filled with labelled, era- or country-typical defaults.
